Two ways to book gutter cleaning services
Gutter cleaning services in Melbourne come two ways: a one-off visit, or an ongoing plan. Most people start with the one-off, and that's usually the right call — until someone has been up there, nobody knows how much is sitting in the gutters or whether the downpipes run at all.
- A one-off covers the whole system in a single visit. Gutters vacuumed out from the ground, valleys cleared, every downpipe flushed and checked for flow, debris bagged and taken with us. You get photos of the same spots before and after, so you aren't taking our word for what was up there.
- Visits on an ongoing plan are priced 20% below the one-off rate. The second time we're on your roof we already know the layout, where the outlets sit and what comes off the trees around it, so the job takes less working out.
The rest of the plan is admin you don't have to do. The price is set for the year, the visits are scheduled, and nobody has to remember to book. If nothing overhangs your roof, a plan is money you don't need to spend, and we'll tell you that when we quote.
What a schedule buys you is timing. Gutters cleared before the wet months never get the chance to fill and back up — which is the whole difference between a routine visit and a blocked downpipe you find out about through the ceiling.
Three gutter problems and what fixes each one
Nearly every gutter job we go to in Melbourne is one of three faults. They look different from the ground, they do damage at different speeds, and only one of them is obvious before the rain arrives.
Overflowing gutters in heavy rain
- Overflowing gutters mean the channel is holding water instead of moving it. Leaf and grit build up until there's no fall left, so the next downpour goes over the front edge — onto the garden bed if you're lucky, down the wall behind a sagging run if you aren't.
- The fix is emptying the channel, not rinsing it. We vacuum the debris out from the ground, then flush the run and watch the water leave properly before we pack up.
A blocked downpipe you can't see
- A blocked downpipe keeps the water inside the system instead of spilling it. The channel can look clear end to end while the outlet below sits packed with compacted leaf and bark, and that plug sits under the lip where nothing shows from the driveway.
- Every downpipe gets flushed and checked for flow, not just cleared at the top. If one won't run after that, we tell you which one and what came out of it.
Blocked gutters that never dry out
- Wet leaf mass does damage on its own, without a single drop going over the edge. It holds moisture against the metal, gives mosquitoes and rodents somewhere to sit, and by January the same mass has dried into kindling running the length of the roofline.
- Clearing it before it composts is the whole job. Debris leaves in bags rather than going onto your garden, and you get photos of each run before and after so you can see what came off.

We clean, we don't repair. Gutter cleaning and repair get bundled together by plenty of operators, but replacing sections, resealing joints and leaking gutter repair are roof plumbing work and need a licence we don't hold. Find damage and we photograph it and send it through, so you can take it to a licensed roof plumber. Nothing gets touched that isn't ours to touch.

How the job runs from booking to photos
Booking to finished job is usually a week, and you don't need to be home for any of it. We need side access and an outside tap. That's it.
- The drone goes up first on a roof we haven't worked on. Ten minutes of footage tells us the layout, the access and the state of the roof, and it's where the fixed price comes from.
- Gutter vacuum cleaning happens from the ground wherever the roofline allows it. Where it doesn't — steep pitch, box gutters, a run nothing reaches the rope gear comes out, and that's the part most crews subcontract or decline.
- Downpipes get flushed last, once the channels are empty. We stand and watch each one run, because a pipe that swallows a bucket isn't the same as a pipe that was clear at the top.
- Photos land in your inbox the same day, before and after from matching angles. If we spotted something structural, it's in there with a note and a recommendation to get a licensed roof plumber onto it.
- Gutter maintenance on a plan runs the same way, minus the drone flight. We already have the footage and the notes from last time, so the crew arrives knowing which run fills first.

Who books a gutter clean, and why
Almost every booking traces back to one of four property types. The clean is the same job — what changes is how often it needs doing and what has to be documented.
Residential gutter cleaning
The house you live in. Under big gums it's twice a year, because eucalypts drop leaf, bark and seed capsules through every month and one autumn clean doesn't hold.
Rentals and homes going to market
In Victoria the owner has to fix mould caused by faulty gutters, so a dated invoice twice a year is cheap evidence. Selling: buyers photograph the roofline and inspectors go up there.
Commercial gutter cleaning
Offices, retail and warehouses. More roofline, more downpipes, and access that usually has to be booked outside trading hours. We quote per site, not per hour.
Strata gutter cleaning
Blocks and body corporate sites, where the schedule has to be on paper. You get one invoice, one report and photos of every run for the committee.

How do I get an exact price for my house?+
Send a photo of the roofline, or let us fly it. Either way you get a fixed gutter cleaning quote the same day, and it doesn't change once we're on site unless you ask for extra work.
Is a double-storey house more expensive?+
Yes. Second-storey access needs longer reach or rope gear, and the setup takes longer before any cleaning starts. The table above shows both prices, so there's no surprise at the end.
Do I need to be home?+
No. We need side access and an outside tap. Photos land in your inbox the same day, so you can see the whole job without being there for it.
How long does a gutter clean take?+
Most single-storey homes are done in two to three hours. Double-storey and heavily blocked runs take longer, and we tell you which one you're looking at when we quote.
Do you clean gutters with gutter guard fitted?+
Yes, but it costs more. Guard has to be lifted to clear what's underneath, and refitting takes time. We don't install or repair guard, so if yours is damaged we'll photograph it and leave it for you to sort.
What happens if you find damage up there?+
You get photos and a note the same day. We don't hold a roof plumbing licence, so we won't quote the repair — you take our photos to a licensed roof plumber and get a real quote from them.
Why the cheapest gutter cleaning quote costs more
A $150 quote and a $275 quote are rarely the same job. The gap is almost always the downpipes, the debris and the insurance, and you find out which one you bought after the next storm.
Clearing the channel and leaving the outlets is the most common corner cut, because it looks finished from the ground. The gutter is empty, the photos look fine, and the blockage that actually causes the overflow is still sitting under the lip where nobody checked.
The second one is where the debris goes. Hosing it through means the compost ends up in the downpipes and the stormwater line, which is a bigger problem than the one you started with. Blowing it onto the garden means you clean it up.
Then there's cover. A crew working uninsured on your roof is your problem the moment something goes wrong, and the cheap quote is cheap partly because that cover was never bought.
What should be in a gutter cleaning quote
A quote worth comparing says four things: what gets cleared, where the debris goes, whether the downpipes are flow-checked, and what happens if damage turns up.
If it's a single line and a number, you're being asked to assume the rest. Ask for the scope in writing before you book — the operators who do the full job will send it without hesitating, and the ones who don't will get vague.
Watch for hourly rates on residential work. An hourly figure moves the risk onto you: a slow crew earns more, and you have no way to argue with the total. Fixed price against a defined scope is the only version you can hold someone to.
Gutter cleaners, handymen and doing it yourself
Three different jobs get sold as the same thing, and the difference shows up at height. A handyman with a ladder can clear a single-storey run in good weather. A gutter cleaner with a vacuum and rope gear can reach the parts nobody else does.
Doing it yourself is reasonable on a single-storey house with a stable ladder and someone holding it. We'd rather say that than pretend otherwise. It stops being reasonable at the second storey, on a steep pitch, or anywhere you'd be leaning off the ladder to reach.
Falls from ladders put people in hospital every year in Australia, and the height involved is usually domestic, not industrial. That's the part worth thinking about before you decide the job is worth a Saturday.
What gutter cleaning should cost in 2026
Melbourne sits between $275 and $480 for a single-storey clean, and roughly $420 to $650 for a double-storey, based on published rates across local operators. Anything far below that range is either a partial job or an uninsured one.
Three things move a price inside that range: how much roofline there is, how blocked it has got, and how hard it is to reach. A 40-metre run on a low pitch is a different afternoon to 60 metres on a two-storey with valleys.
What shouldn't move it is the season. Quotes that jump before the wet months are pricing your urgency, not the work.
