High Rise Window Cleaning — Roy Street, Albert Park

High rise window cleaning at the View Hotel on Roy Street, Albert Park, carried out by rope access with a crew of three over four days. The work was completed as a subcontract for Gamo Cleaning, with all external glazing cleaned top-down while the hotel stayed open.

Ten-storey hotel on Roy Street, Albert Park, its window bays running the full height of the facade

The problem

Hotel glazing on an exposed waterfront-facing block collects a mix of salt-laden air, road film and airborne dust that rinses down the facade with every shower and dries in streaks. On a high-rise elevation none of this can be reached from the ground, so the build-up is left to harden over months. Once mineral deposits bond to the glass they dull the view from guest rooms and start to etch the surface, which no later clean can reverse.

What we did

Access was by rope, working each elevation from the top down so that runoff never crossed glass already finished. Rope access lets the crew stop at every window and work it individually, including reveals and frames where deposits collect, rather than sweeping past on a fixed platform. It also avoids setting up plant at street level around a working hotel entrance. A crew of three ran the descents and ground control over four days.

  • Rope access set-up and anchor checks on each elevation
  • Top-down cleaning of all external glazing
  • Frames, reveals and sills cleaned with the glass
  • Ground-level control and exclusion zone kept around the hotel entrance

Result

  • All external glazing cleaned across the building
  • Guest room views clear of streaking and mineral film
  • Work completed over four days with the hotel operating as normal

An apartment window clean on Beaconsfield Parade, Albert Park, directly opposite the beach. The glass sits beyond the balcony line, so the outer faces had to be reached with specialist equipment rather than washed from the balcony.
